As a company, Badat Developments aims to not only immerse itself in projects that will change the landscape of this country, but it does so with passion and a belief that it has also left behind its own footprint towards the betterment of society.

And with each project that it becomes involved in, the company hopes to grow in both experience, skills and leadership in its field.

Badat Developments has played an integral part in helping to reshape, develop and rejuvenate Johannesburg and its inner city, including the developments around Ellis Park, Constitution Hill, the Hillbrow Health Precinct, upgrades of a heritage building, and refurbishing the Market Theatre. Currently it is managing the construction of a transport node in the CBD.

The team has a diverse experience in the civil and building industry and has earned a solid track record in the fields of project and development management. As seasoned professionals, between them they have over two decades of experience in the varied fields of project management, construction and development environment.

Their founding member, Agmat Badat, has an MSc. in Project Management and 28 years of experience within the project management environment. The team has been directly involved with developments around Ellis Park, Constitution Hill and the Hillbrow Health Precinct.

Before getting involved in the project management environment, the team gained experience in the City of Joburg design office and on different construction sites around the country. During his employment term with Johannesburg Water and Eskom, he gained experience working in former “township areas”.

Agmat also spent 5 years working as a senior development manager for the Johannesburg Development Agency and was entrusted with some of the city’s major inner city regeneration projects.

Badat Developments is particularly skilled in the management of a professional team, as this is key to a successful project and fulfilling a contract. Understanding the importance of managing a professional team also ensures that the client’s requirements are met and delivered. It is the management of this team and maintaining clear and effective communication within the team that contributes to the success of a project. The team also becomes involved in all critical decision-making which the client makes on the project, which only adds to a strong partnership.

Quality Systems

It is important to set benchmarks for the quality that you expect from the professional team and contractor. Before work commences, acceptable quality standards must be established and agreed upon. If everyone is committed to quality, it will ensure that less time is spent on fixing problems which may surface later.

Risk Assessment

One of the fundamentals of effective project management is the identification and management of risks. Once the professional team has been appointed then it is important to identify the risks associated with the design and construction prior to tender. Badat Developments will continue with risk reviews on a regular basis.

Management of the Contractors

Badat Developments implements an effective communication system between the client, contractor, professionals and the project manager to reduce the risks of claims, etc. It is our experience that most construction disputes can be avoided by the implementation of effective control systems. The company is also acutely aware of the need to keep a contractor on track in order to satisfactorily meet the given time-frame and budget of a project.

Client Expectations

Badat Developments values the client’s needs and understands the importance of ensuring that expectations are met. We propose to meet regularly with the Client for communication sessions to report any deviations and planned mitigating strategies. Before any project starts, a project briefing document will be drafted by the Project Manager so that all team members are clear of their deliverables, key success factors, risks and lines of communication.
